RESIDENT SELECTION POLICY 

In keeping with our present selection procedure, to qualify as an acceptable applicant, all applicants must meet the following criteria. PLEASE READ CAREFULLY. 

  1. Your monthly net income must be at least 3 times more than the monthly rental rate (does not apply to housing voucher participants). You must have the same stream of income for no less than six months.

  2. Your credit report will be reviewed for judgments, garnishments, monthly payments, promptness of payments, and overall good standing.

  3. You must have positive landlord references, i.e., good housekeeping, timely rent payments, no lease violations, and overall good standing. If you have no landlord history, you will be required to have a co-signer. Your co-signer will have to undergo the application process as well and must also meet all of the eligibility requirements and provide the same additional documents required to process the application.

  4. All applicants must be free of prior evictions. If a prior eviction has occurred, a written explanation must be submitted to management and a letter from previous landlord on company letterhead that you do not owe money to them.

  5.  All applicants are required to sign the authorization form allowing our third party service to conduct a criminal background search. All applicants must have a positive criminal history of 7 years or more post conviction or incarceration prior to application date. Any applicant, or anyone in their household having a habitual criminal record of any type will not be accepted. Felonies, violent crimes, drug related, or sex crimes are individually reviewed and considered after the 7 year limit by our office. All applicants must fully cooperate with the filing process. Withholding information, giving false information, or incomplete applications will be cause for rejection.

  6. Proof of income including 4 most recent paystubs and/or verifiable documents for any assistance received for all adult applicants along with driver's licenses, and social security cards. All additional required forms, along with this entire application packet must be submitted to management before processing begins. All pages must be completely filled in and signed by all parties. Incomplete packets will not be processed.


Pet Policy

*One Bedroom Apartments - One animal maximum

*Two and Three Bedroom Apartments - Two animals maximum

*No large breeds (40+ pounds) permitted.

*Anything other than dogs or cats require prior approval.

*$30 additional charge per month for one animal & $45 extra per month for two animals.

*$300 non-refundable, one time pet deposit for one animal & $450 for two animals.
